What is the process involved in renting from you?

All potential tenants are asked to first complete a pre-screening questionnaire. From this, we determine if you might be a good fit for one of our properties. If we decide to continue with the process, we will have you complete a full application and pay a non-refundable $35 application fee. This fee covers the complete credit and criminal background checks that are conducted on all full applicants. If you qualify, we will let you tour available properties then sit down to sign a lease if we have something that meets your needs.

You do credit and criminal background checks. If I have something in my history, am I automatically disqualified?

No. We look at each applicant on an individual level. We understand people can make mistakes and still be quality renters.

Why do I have to pay a non-refundable application fee?

The non-refundable application fee covers the cost of conducting financial and criminal background checks. We conduct pre-screening before the full application to save you time and money if we determine immediately that you would not qualify with us.

What methods of payment do you take?

The application fee, first month's rent, and security deposit are all required to be paid with money orders, certified (cashier's) checks, or cash. Monthly rent can be paid by cash, check, or money order. Other potential amounts due will be determined on a case-by-case basis. 

Do you allow pets?

Large animals are not allowed on our properties. Small to medium sized pets are determined on a case-by-case basis, may increase the security deposit, and are never allowed in excess of two (2) animals. Exceptions are always made for bona fide service animals.

Can I smoke in your properties?

No. Smoking by occupants and/or their guests in our rental properties is strictly prohibited and will be cause for lease violation and eviction. Smoking may be done outside.
